Plans to demolish an existing home in Knowle and replace it with a new five-bedroom detached property have been approved by Solihull Metropolitan Borough Council (SMBC).

The application, submitted by Mr and Mrs Cekrezi, relates to a property on Lady Byron Lane.

Planning documents said the existing house had been extended several times over the years and now presented as a "dated and somewhat fragmented building".

The proposal will see the current dwelling demolished and replaced with a new family home overlooking Copt Heath Golf Course.

A planning statement submitted in support of the application said: "The proposal seeks to replace the existing dwelling with a high-quality, well-proportioned family home designed to respond positively to the site's context, levels, and exceptional rear outlook across Copt Heath Golf Course."

The site is located within the West Midlands Green Belt.

However, the applicant said the development had been carefully designed to ensure it would not harm the openness of the area.

The planning statement said: "The scale, siting and massing have been carefully controlled to ensure the new dwelling does not result in disproportionate development over and above the existing building and therefore preserves the openness and purposes of the Green Belt."

According to the application, the replacement property would respect the character of Lady Byron Lane while responding sensitively to neighbouring homes and existing site levels.

The statement added that the scheme would "retain generous landscaping and spatial separation" and "enhance the architectural quality of the site".

It also noted that a number of replacement dwellings and redevelopment projects had taken place on Lady Byron Lane in recent years, helping to reinforce the established residential character of the area.

Concluding its assessment of the proposals, the planning statement said: "The scheme represents a carefully considered redevelopment of a prominent residential plot and delivers a cohesive, architecturally refined home appropriate to its context."

No comments were received from highways officers or the Lead Local Flood Authority during the consultation process.

SMBC has now approved the application.
