Residents are being invited to have their say on proposals to build up to 550 homes on land north of Norton Lane in Tidbury Green.

Plans for up to 550 homes, a new primary school and a care home on green belt land in Tidbury Green have been submitted to Solihull Metropolitan Borough Council (SMBC).

The proposals, made by the Minton Tidbury Green and Norton Lane Consortium on 21 September 2026, cover agricultural land north of Norton Lane.

Residents have until 13 November 2026 to have their say on the plans as part of the consultation.

The outline application includes up to 550 residential properties, with 50 per cent affordable housing, alongside a primary school with nursery provision and a care home with an associated medical hub.

The proposals also include more than 11.5 hectares of publicly accessible open space, landscaping, new walking and cycling routes, highway improvements and sustainable drainage systems.

The site is currently used for agriculture and lies within the green belt.

However, the developers argue that the land qualifies as 'grey belt' under national planning policy, claiming it does not strongly contribute to three of the green belt's purposes.

The planning statement also highlights Solihull's housing shortage, citing a housing land supply of approximately 1.49 years, compared with the five-year requirement.

It says: "Solihull has a significant and persistent shortfall in its supply of housing land."

The consortium argues the development would help address this shortfall while providing additional facilities and infrastructure for the surrounding area.

New green spaces and transport improvements

The proposed development would retain existing trees, hedgerows and watercourses wherever possible, incorporating them into new green corridors and open spaces.

The plans also include improvements to walking and cycling connections, alongside a Mobility Hub intended to encourage more sustainable travel.

Changes to speed limits are proposed along Norton Lane and Rumbush Lane, including extending the existing 30mph limit on Norton Lane and reducing part of Rumbush Lane from 40mph to 30mph.

The planning statement describes the vision as creating a "landscape-led and sustainable new neighbourhood" which responds to the character of Tidbury Green.

How to have your say

The application is currently undecided, with the consultation closing on 13 November 2026.

Residents can view the proposals and submit comments through Solihull Council's planning portal.

The council will consider the application and consultation responses before making a decision.
