Plans for 450 homes on green belt revealed

Initial plans have been revealed to build more than 400 homes on green belt land in a Solihull village.

It is set to anger Hockley Heath campaigners who suffered a blow only last week.

Applicant St Philips homes is behind the latest plans for land east of Stratford Road, which would also include a new primary school.

The housebuilder has launched a website which says: "St Philips are preparing an outline planning application for approximately 450 new homes.

"Our vision is to create a landscape led and well-connected extension to the village, shaped by mature trees, hedgerows and existing public footpaths.

"The plans also create opportunities for large public green spaces, a new country park, improved walking and cycling routes, and future community facilities, including a community hub and land safeguarded for a primary school."

The applicant argues the 31 hectares site is "well-located" with strong connections to existing facilities and transport links.

Vehicle access would be from Aylesbury Road with a secondary access from Stratford Road.

And St Philips says its early plans have followed the direction of demonstrating the land is grey belt – green belt land suitable for housing – as it is focusing on "delivering public benefits including community facilities, land set aside for a primary school and 50 per cent affordable housing".

"We also propose retaining large areas of land as publicly accessible green space, including a proposed country park, new habitats, woodland planting and improved walking and cycling links," the applicant adds.

In March the company submitted an application to Solihull Council's planners for an Environmental Impact Assessment (EIA) Screening Opinion – a procedure which decides whether the proposed development will have a significant impact on the environment.

But the outline application is yet to be submitted according to the council's website.

As the Local Democracy Reporting Service previously reported Solihull planners gave the go-ahead for 99 new homes on land south of School Road in the village last week.

That was despite campaigners speaking of a 'deluge' of applications surrounding their village.
