A housing developer will have to pay more than £2.5 million towards local services after securing planning permission for 110 homes on Green Belt land in Tidbury Green.
Rainier Developments Limited was granted permission for the scheme on land west of Rumbush Lane in September 2026.
The development includes 110 houses, half of which will be affordable homes, alongside improvements to local infrastructure and open space, as well as a sports pitch.
The developer's contributions towards local services have been set out in a Section 106 agreement – a legal document which confirms the payments a developer must make as part of a planning development.
The agreement sets out a total contribution of £2,547,351.18.
Of this, £545,820 will go towards highways, equivalent to £4,962 per home, while £572,581.90 will be contributed towards secondary education.
A further £336,568.10 will go towards special educational needs and disabilities (SEND) education, with £184,751.60 allocated to post-16 education and £186,154.10 towards early years education.
The developer will also contribute £109,175 towards secondary school transport and £6,971.15 towards primary education.
Healthcare will receive £100,538.90, while £355,468.30 will be allocated to off-site sports provision.
The agreement also includes £28,758 for on-site biodiversity net gain monitoring, £11,200 in monitoring fees and £47,438.24 and £56,925.89 through two travel plan contributions.
A further £5,000 will be paid towards travel plan monitoring.
The plans faced objections form Tidbury Green and Dickens Heath parish councils, which raised concerns about the developments impact on the local environment, traffic and pressure on essential services.
The application was approved in September 2026.
